Van Oord — Clearing, Creating, Completing

​Quantum Group delivered a full refurbishment and civils package for Van Oord, transforming a multi‑storey workspace into a reconfigured area primed for new bathroom facilities and upgraded services. From an exacting soft strip to engineered drainage installs and selective deconstruction, we managed the programme end‑to‑end — safely, on schedule and to the client’s specification.

Where do you begin a refit? We started by removing all non‑structural elements to expose the fabric and services for upgrading. Our soft strip included:

​

  • Removal of floor coverings, ceiling tiles and suspended ceiling grids, with care to protect retained finishes.

  • Dismantling plasterboard stud walls and careful segregation for reuse or licensed disposal.

  • Full de‑energisation and safe removal of mechanical and electrical systems: lighting runs, trunking, HVAC components, and all associated cabling, extracted from ceilings and containment and isolated in accordance with client and statutory procedures.

  • Controlled disposal and recycling of waste streams, with items tagged for salvage where requested.

Every task was carried out under bespoke method statements and RAMS, following pre‑start asbestos and hazardous materials checks where required. Was the environment protected? Absolutely — dust suppression, containment and scheduled working windows kept disruption to a minimum for adjacent areas.

Civil works — engineered drainage with ACO channel, toilets and shower provision.


How do you prepare a space for toilets and a shower without compromise? The bathroom area required a new, effective drainage solution capable of handling sanitary and shower discharge while fitting into the building’s levels and services layout. Our civil scope included:

​

  • Breaking out and forming trench runs to accommodate new pipework and an ACO channel drain positioned to accept shower runoff.

  • Accurate formation of falls and invert levels to ensure gravity drainage performance, specified bedding and surround with engineered granular material, and correct backfill and compaction to manufacturers’ requirements.

  • Installation of ACO channel drainage with compatible gully and trap units, ensuring water-tight joints and practical access for maintenance.

  • Connections into the internal foul runs and onward to the external drain route or existing stack, coordinated to maintain compliance with local building control and sewer authority requirements.

  • Waterproofing details where the ACO channel interfaces with finished floor levels, and secure, tidy reinstatement of surrounding finishes to allow immediate handover to tiling and sanitary trades.

We tested and inspected runs prior to backfilling — ensuring the system was watertight, correctly graded and passed client sign‑off. Did we coordinate with other trades? Yes: levels and inspection points were set to match M&E and finishes to avoid onsite rework.
