A high‑profile site delivered with care

When a world‑class manufacturer needs to reconfigure space, there is no room for guesswork. At Jaguar & Land Rover in Solihull we completed a tightly coordinated soft strip and structural modification package: full M&E strip‑out (including sprinklers and fire curtains), removal of ceiling tiles and grid, three precision structural openings and a controlled cut‑out through an existing concrete floor slab. Every stage was planned and executed to protect the building, maintain safety and give the client a ready, compliant platform for their next phase.

Scope of works — what we delivered, end to end.

 

What did the project include? Our team delivered a comprehensive package focused on enabling refurbishment and service upgrades:

​

  • Full soft strip and M&E decommissioning: removal of ceiling tiles and grid, ceiling‑mounted services, lighting and containment; careful decommissioning and removal of sprinkler runs and associated fittings; controlled removal of fire curtains and ancillary fire‑safety components.

  • Structural openings: three engineered openings formed in load‑bearing walls to create new access routes or service apertures, tied into temporary works and permanent lintel installations as specified.

  • Concrete slab cut‑out: precision cutting and removal of a section of the floor slab for services or new structural provisions, including coring, rebar management and safe, planned extraction.

Soft strip & M&E strip back with safety and trackability

 

How do you remove life‑safety systems without putting the building at risk? Our soft strip began with detailed pre‑start surveys and service tracing. Sprinkler mains and branches were isolated and drained by competent personnel under a controlled permit system; fire curtains and interlinked detectors and panels were carefully decommissioned in liaison with the client’s FM and the main contractor to avoid accidental system activation or compromise of adjacent zones. Ceiling grids and tiles were removed in a staged manner to expose services, allowing for safe access to lights, cabling and ductwork. Wherever possible, components that could be salvaged were labelled and stored for reuse; spendable materials were segregated for recycling and hazardous streams were handled under licensed procedures.
