What is a soft strip out?

​

A soft strip out is the careful removal of everything that isn’t part of a building’s permanent structure. Think finishes, fixtures and fittings — not walls, columns or foundations. It’s the methodical process of clearing a space back to a clean, safe shell so follow‑on works (refurbishment, reconfiguration or structural works) can begin without hidden surprises. At Quantum Group we treat a soft strip as the critical first act in any successful project: tidy, controlled and fully auditable.

​​What a soft strip involves — the detailed scope

 

A soft strip covers every non‑structural element that would impede refurbishment or M&E upgrades. Our typical removal package includes:

​

  • Floor coverings: carpets, vinyls, timber decking and raised floor panels (with careful lifting of underfloor containment where present).

​​

  • Ceiling systems: ceiling tiles, suspended grids, bulkheads and non‑structural soffits.

​​

  • Partitions & non‑structural walls: plasterboard stud partitions and lightweight partitioning removed to agreed cut‑back points.

​​

  • Doors & joinery: doors, frames, skirtings, architraves and internal joinery (salvaged or disposed as instructed).

​​

  • Lighting & fixtures: luminaires, fittings, emergency lighting and associated containment.

​​

  • Mechanical & electrical systems: ceiling‑hung HVAC ductwork and ancillaries, local plant decommissioning, fan coils, convectors, trunking, cable containment and underfloor electrical runs (all isolated by competent persons before removal).

​​

  • Plumbing & drainage: non‑structural water pipes, sanitary fixtures, wastes, traps and local drainage runs to isolation points.

​​

  • Gas & specialist services: gas pipework and small‑bore services removed only after certified isolation.

​​

  • Decorative finishes: wallcoverings, tiles, redundant shelving and non‑structural millwork.


Anything that is not structurally integral and is in the way of the next trade can be included in a soft strip scope.
